Still Empty, What Could Fill the Former 'Tequilas' Builiding?

Tequilas restaurant and bar has been closed for more than three years and the Route 1 building has been empty.

It was more than three years ago that Tequila's, the bar and restaurant on Route 1, shut down. The building, next to Home Depot at the Route 114 westbound off ramp, has been empty since then.

About a year ago, a few Danvers Patch readers suggested that another restaurant use would be ideal for the location, including either a brew pub or a Cracker Barrel - a southern-themed restaurant and country store.

But the building remains vacant and on the market to this day.

A former listing by Colliers International said that the property would be perfect for a restaurant, but also for a bank or other retail use.

The real estate agent with the listing, Chris Kelly of Atlantic Retail Properties, did not return a call seeking comment.

The property has been vacant since the restaurant closed in 2009. In 2010, selectmen asked town officials to speak with Home Depot management about securing the site and removing trash and the restaurant's liquor license was revoked by the Board of Selectmen in 2011.

In 2011, a man was caught by police stealing copper and scrap metal from the building.

The property is owned by Home Depot, which has a store at the rear of the restaurant. The former Tequila's parking lot can also be accessed from Route 114, through the Home Depot parking lot.

The building and property is assessed at $653,800 by the town of Danvers for tax purposes. It is on a 1.72 acre lot and has about 10,000 square feet of space. There are about 100 parking spaces.

The property is being marketed with an address of 80 Newbury St. Town assessment records have it listed as 92 Newbury St.

Keeping in mind that it has been empty for longer than three years, what could go in the former Tequila's building that could get it occupied again? Or, what could be done to spur reuse of the building? Tell us in the comments.

Access to the parking lot is hazardous and even when the place was open the lot was a mess with debris all over it. It would need some signifcant rework of the ingress/egress to Rt. 1. Home Depot has also always discouraged use of the back road into the lot even though it would be much safer than entering/exiting directly to Rt 1.
